Inventory & handover
Arrange an inventory, schedule of condition, check-in or check-out visit to record the property's condition and support a clear handover. Reports help document a tenancy; they do not guarantee a deposit claim.
Add the services you need to a lettings or management package. Our team serves landlords across Coventry, Bedworth and Nuneaton, with the scope and charges agreed in writing.
Arrange an inventory, schedule of condition, check-in or check-out visit to record the property's condition and support a clear handover. Reports help document a tenancy; they do not guarantee a deposit claim.
Coordinate appointments for gas safety, electrical inspection and energy-performance documents with appropriate specialists. Keep records and reminders in one place. Certificates and remedial work are separately agreed.
Agree a schedule of visual property visits, photographic updates where appropriate and follow-up on reported issues. Access is arranged with the tenant; a visit is not a building survey or a guarantee against damage.
Coordinate estimates, contractor appointments and progress updates, from a reported repair to preparing a property for its next tenancy. Set approval limits before work is instructed.
Discuss room-level administration, communal-area maintenance, inspection schedules and support gathering licensing documents. Specialist advice and local-authority decisions sit outside routine management.
Plan the handover from self-management or another agent. Review available tenancy documents, keys, rent records and certificates, and identify missing information before management starts.
Landlords can seek independent advice about rent protection, legal expenses and other property insurance. Cover is governed by the insurer's eligibility rules, underwriting, exclusions and policy terms. Ordinary property management does not provide insurance or guarantee rental income.
Discuss applicant referencing, guarantor checks where appropriate and a clear process for rent reminders and arrears updates. Checks can support a decision, but they cannot eliminate the risk of non-payment. Specialist legal advice or proceedings require a separate instruction.
Agree responsibility for tenancy-deposit administration, prescribed documentation, condition reports and end-of-tenancy evidence. Any proposed deduction needs supporting evidence and the appropriate agreement or dispute process.
Tell us about the property, its tenancy, the support you need and any existing cover. We will set out the proposed scope, exclusions, third-party arrangements and charges in a written proposal before you proceed.
